- UNITED STATES GOVERNMENT SEEKS TO LEASE STORAGE SPACE IN ARDEN, NC Requirements: The United States Government currently occupies storage space in Arden, NC that will be expiring. The Government is seeking to lease approximately 540 ANSI/BOMA usable square feet of storage space. The lease term requirement is for 5 years with options to renew. The space must be available for occupancy by June 1, 2009. Other applicable requirements include: - Access to 2 parking spaces for Government vehicles - Hours of Operation: Daily (Monday - Friday) with after-hour contact(s) available for emergency access - Private (non-shared) space, e.g., access allowed only to Government and vendor - Loading dock facility - Not located in a flood plain - Continuous Temperature control (maximum of 72° F; minimum of 68° F) - Continuous Humidity control (maximum of 50%; minimum of 30%) Any offered property must be located within the following delineated area: North: 35°28'51.07"N South: 35°27'46.86"N East: 82°34'21.18"W West: 82°35'10.13"W The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and non-productive agency downtime. Indicate whether or not quoted rental rate includes an amount for tenant improvement and state the amount, if any; - Date of space availability; - Method of rentable space measurement; - Building ownership information; - Amount of parking available on site and its cost. Include whether expected rental rates include the cost of the required Government parking, if any; - Energy efficiency and renewable energy features existing within the building; and - List of building services provided.
