- U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 21,039 RSF (18,294 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE KNOXVILLE AREA AS HEREINAFTER DESCRIBED. Existing buildings and new construction will be considered. Space must be located within the delineated area below: Start at interchange of I-75 and Cedar Lane and proceed SOUTH on I-75 Continue on I-75 SOUTH to I-275 SE Continue on I-275 SE to I-40 SW Continue on I-40 SW to exit 386B - SR-115/US-129 - and turn LEFT heading SOUTH Continue SOUTH on SR-115/US-129 to Neyland Drive and turn LEFT heading SE Continue SE on Neyland Drive to James White Parkway and turn LEFT heading NORTH Continue NORTH on James White Parkway to exit 389B - SR-133/US-441/Branson Avenue - and turn LEFT heading NORTH Continue NORTH on SR-133/US-441/Branson Avenue to Cedar Lane and turn LEFT heading WEST Continue WEST on Cedar Lane to I-75 interchange Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. All space must be contiguous on the second floor or above of any offered location. Building must be able to accommodate up to fifteen percent (15%) expansion contiguous on the 2 nd floor. Space must be serviced by a minimum of two (2) elevators. On-site parking must meet/or exceed local code. At least 91 parking spaces must be commercially available for a minimum of four (4) contiguous hours without repaying a meter or other monitoring devise, within 2-block radius for employees and visitors. The location should be accessible by public transportation. All offered space must be contiguous within the building. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security and ‘green lease' requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be fifteen (15) years, ten (10) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain To submit a location for inspection, please forward information by 5:00 PM EDT, April 22, 2009. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 9TN2001. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
