- Synopsis: The United States Government seeks to approximately 23,828 rentable square feet to yield a minimum of 20,720 BOMA Office Area square feet of office space with an expansion option to lease up to an additional 4,000 BOMA Office Area square feet (4,600 rsf) in the Fort Myers, FL area. The expansion option would expire 6 months from lease execution. The Lease Term will be for ten (10) years, with the Government having cancellation rights after the fifth (5th) year. First floor space is preferable. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Access to public transportation is desirable. Parking is required for ten (10) government vehicles, with parking available for approximately 140 cars within a quarter of a mile from the building. Delineated Area: North: Palm Beach Blvd South: Estero Parkway East: Interstate 75 West: 41 (Tamiami Trail) Any offeror who previously responded to this advertisement does not need to respond a second time unless it is to change the original submission EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN APRIL 15, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) ANSI/BOMA defined Office Area Square Feet 3) Rentable Square Feet Offered 5) Percentage of Common Area Factor used to Determine the Rentable Square Feet 6) Number of parking spaces available on the premises. 7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA).
