Description
DEPARTMENT OF VETERANS AFFAIRS (VA) SEEKS EXPRESSIONS OF INTEREST FOR OFFICE, MEDICAL, AND RELATED SPACE SOLICITATION FOR OFFERS No. VA-101-09-RFP-0131 The United States Government, Department of Veterans Affairs (VA) seeks to lease approximately 56,000-60,000 net usable square feet of contiguous office, medical, and related space in Baltimore, Maryland. A lease term up to 10 years is required. The space is preferred to be on no more than 8 contiguous floors. The government requires a minimum of 100 parking spaces on site for patients with additional parking for staff in the immediate area. Estimated occupancy date is November 1, 2009. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal, GSA, VA, State, and Local codes and regulations including, but not limited to, fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD as built floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: THE GOVERNMENT WILL PAY NO MORE THAN THE APPRAISED FAIR MARKET RENTAL VALUE FOR SPACE.) Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
