- Delineated Area Map. UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN Anniston, AL The United States Government seeks to lease class “A” contiguous office space. Street-level space is preferred. Contiguous upper-floor space on one floor that has handicapped accessible elevator service to the government office floor is an acceptable alternative. Elevator service must consist of a minimum of two accessible elevators which serve the floor proposed for the government. One of the accessible elevators may serve as a freight elevator. The space must be located in a quality building of sound and substantial construction. The space offered must consist of approximately 12,926 rentable square feet, and the space should yield 11,240 ANSI/BOMA usable square feet. A total of 52 parking spaces must be provided for visitors and employees. If on-site parking is not available, secure vehicle parking facilities must be available at reasonable commercial rates for visitors and employees within a two block radius of the space; and parking for the disabled must be located within the same block as the proposed office space. The space should not be located within close proximity to railroad tracks. The space should not be located within 1/4 mile of electrical sub-stations. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than April 1, 2010. The offered space must meet Government requirements or Fire and Safety and Handicapped Accessibility. The proposed space must be located within the following delineated area of the City of Anniston, AL. Starting at the corner of 6th Street and Leighton Avenue, proceed North on Leighton, Turn West on 22nd Street, South on Quintard Avenue, West on 19th Street, South on Noble Street, East on 8th Street, South on Quintard Avenue and East on 6th Street back to the point of origin. Properties that are located on either side of the boundary streets are considered within the delineated area. All expressions of interest submitted by Brokers/Agents must be accompanied by written evidence of authorization to represent the building’s ownership.
