Description
The United States Government seeks to lease contiguous office space. The space offered must consist of approximately 39,100 rentable square feet in the Midcities of the Dallas-Fort Worth, Texas, Metropolitan area. The space should yield a minimum of 34,000 ANSI/BOMA usable square feet. The space shall be located in a prime commercial office district with attractive, professional surroundings or in an office, research, technology, or business park with a campus-like atmosphere. Space cannot be located in an industrial building. The Government will require a total of 129 parking spaces, inclusive of 4 secure parking spaces. The proposed space must be located within the following delineated area: North: Not more than one mile north of state highway 183 South: Interstate 30 East: Beltline Road West: Not More than 3 miles west of Industrial Boulevard/N. Collins Street The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Submission Requirements: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name and address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and the date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (USF); •Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of the authorized contact; and •In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis.
