X - Louisville, KY The Department of Veterans Affairs Seeks Expressions of Interest for 15,085 Net Usable Square Feet of Office Space in Louisville, Kentucky General Information Document type: Presolicitation Notice Solicitation Number: VA-101-09-RP-0147 Posted Date: April 10, 2009 Original Response Date: April 28, 2009 Classification Code: X-Lease or rental of facilities Set Aside: N/A Contracting Office Address: Department of Veterans Affairs, Office of Construction & Facilities Management (00CFM3C), 811 Vermont Avenue, NW, Room 419, Washington, DC 20420 Description: The Department of Veterans Affairs (VA) is seeking to lease 15,085 net usable square feet of existing office space to relocate administrative and clinical VA staff from the medical center. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The space must be contiguous; have 100 adjacent parking spaces; have public transportation access; be located within Jefferson County, Kentucky; and be within a five-mile radius of the Louisville VA Medical Centers campus located at 800 Zorn Avenue in Louisville, Kentucky. The building may be required to meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. The building and parking area must be fully accessible meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). For further information concerning the requirement, please e-mail Mr. Chris Lefebvre at clefebvre@isiwdc.com Location: The space must be located in Jefferson County, Kentucky and within a 5-mile radius of the Louisville VA Medical Center located at 800 Zorn Avenue Louisville, KY 40206. Offerors must provide evidence that properties are outside the 100-year flood plain. Lease Term: 10-year firm lease Availability: The estimated occupancy date is October 2009. EXPRESSIONS SHOULD INCLUDE THE FOLLOWING INFORMATION AND MUST BE RECEIVED IN WRITING NO LATER THAN April 28, 2009. 1. Building name, address, age of building and owner. 2. Total net usable square feet, existing or proposed. 3. Rental rate per NUSF 4. Scaled building plans and site drawings, which detail the number of parking spaces. Note: VA staff will conduct a market survey of properties offered for lease. The government will pay no more than the appraised fair market rental value for space.
