- Description REQUIREMENT: The U.S. Government is seeking to lease 10,812 RSF yielding approximately 9,402 ANSI/BOMA area square feet of contiguous office and related space, in Salisbury, NC. Requested space must be fully-serviced and in a building that can be customized to meet the Government’s needs and security requirements. The building must meet Federal Government standards for fire safety, and compliant with the Architectural Barriers Act Accessibility Standard (ABAAS), and be located outside a 100-year floodplain. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space offered must have potential for efficient layout and be ready for occupancy by May 1, 2010. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. DELINEATED AREA: Offered space must be located within the following boundaries: North: Rt 70 (Statesville Blvd) at Rt 601, becoming Mahley Ave, to Old Mocksville Rd South: Rt 52 (W Innes St) at I85, south to Rt 601 West: Rt 601, at Rt 70 (Statesville Blvd), south to Rt 52 (W Innes St) East: Old Mocksville Rd at Rt 70, south to Willow St, east on Willow St becoming Bringle Ferry, to I85, I85 south to Rt 52 (W Innes St) LEASE TERM: Lease term is ten (10) years with a firm term of five (5) years. EXPRESSIONS OF INTEREST: If you desire to submit a location for consideration, please forward information by 5:00 PM EDT, April 27, 2009. Expressions of interest should include building name and address or map coordinates for proposed tract, legal description, 1/8 inch scale drawing of space offered or site plan, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), method of measurement used to determine rentable square feet, and contact information for owner or authorized agent.
