- Description U.S. GOVERNMENT seeks to lease a maximum of 31,566 RSF (yielding at least 27,449 BOMA OFFICE AREA SQUARE FEET) of office space within the Standard Delineated Area for Washington, DC (inclusive of the Central Employment Area, NOMA, and the Southwest Waterfront). The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS and UFAS guidelines. OCCUPANCY: No later than APRIL 2010 LEASE TERM: Ten (10) Years with termination rights after the 7th year. DELINEATED AREA: All properties submitted to the Government must be located within the Standard Delineated Area for Washington, DC (inclusive of the Central Employment Area, NOMA, and the Southwest Waterfront). Requests for a detailed description of the standard Delineated Area should be addressed to the Contactor below. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN 3:00 PM ON APRIL 28, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building 2) One-eighth inch scale drawing of space offered. 3) ANSI/BOMA defined Office Area Square Feet 4) Rentable Square Feet offered 5) Percentage Common Area Factor used to determine rentable square feet 6) Asking Rental Rate including a Tenant Improvement Allowance of $42.08/USF 7) Ownership name and address 8) Date the offered space is available 9) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
