Description
The United States Government (Government) is seeking expressions of interest from potential sources for warehouse and related space. The space must yield approximately 136,046 rentable square feet (RSF) of warehouse space. The space offered must be heated and cooled. The ceiling clear height must be at least 18 feet. One loading dock per 6,400 RSF of space is required and shall be at least 4 feet high. The Government’s existing lease is expiring and the Government is considering whether or not it would be economically advantageous to relocate. In addition to the rental costs, the Government will also factor in costs of moving to a new location including, but not limited to, physical move, tenant improvements, above-standard/specialized alterations/equipment, furniture relocation, telecommunications, and other related costs. The building must be located in a professional surrounding. Streets and public sidewalks must be well maintained. Space must be located within the following delineated area: North: Interstate #66 East: Potomac River South: Potomac River West: Virginia State Route #123 The anticipated term is for 5 years and the lease must be fully serviced (warm-lit shell). The estimated occupancy date is late winter 2009. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current Federal, State, and local codes requirements including but not limited to fire and life safety, accessibility and OSHA. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and must include the following information at minimum: •Building name/address •Location of space in the building and date it will be available •One-eighth inch scale drawing of space offered •Rentable Square Feet (RSF) offered and rental rate per square foot, (fully serviced) specifying services, utilities, and tenant improvement allowance included •Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
