Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN DETROIT, MICHIGAN (SFO#GS-05B-18351) REQUIREMENT: General Services Administration is interested in leasing 49,892 rentable square feet of either existing or build to suit office and related space, which will yield a minimum of 39,440 BOMA usable square feet to a maximum of 43,384 BOMA usable square feet, on a minimum of 3.0 acres of land to a maximum of 10.0 acres of land. The space will be occupied by DHS – Customs and Border Protection. LEASE TERM: 15 years firm term. UNIQUE REQUIREMENTS: Office and related space must be contiguous and on one level without being split by a public corridor. First floor space is required. The Government requires a fully serviced lease including one hundred-ten (110) total on-site parking spaces as follows: thirty-five (35) on site indoor secured parking spaces for Government vehicles, and seventy-five (75) on-site outdoor parking spaces for employees and visitors, of which twenty (20) shall be on site covered outdoor parking spaces for employees. A sally port with one (1) overhead door with access directly into the leased premises is required. A 3,600 square foot helipad is required on-site. Sites shall not be located near residential areas or community facilities, such as schools, parks, churches, that are used by children. Sites shall have two means of egress. New construction will require a 50-foot minimum setback from any vehicular traffic including parking areas. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall conform to GSA requirements for fire and life safety; and shall be ADA compliant and asbestos abated. The building and parking must be accessible to government personnel 24 hours per day, seven days per week. Services, utilities and maintenance will be required 24 hours per day, seven days per week. LOCATION: Offered properties must be located within the city limits of Detroit, Michigan within the following boundaries: NORTH: I-94 SOUTH: Detroit River EAST: Connor Street WEST: Ambassador Bridge to I-96 EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name and address. For unimproved sites provide specific location. 2)One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Size zoning and whether the zoning allows for the proposed use. 5) Description of all known environmental concerns. 6) Method of measurement used to determine rentable square feet. 7) Name, address, and telephone number of individual to be contacted 8) Evidence of authority to represent the owner.
