- Jacksonville Delineated Area The U.S. Government is seeking to lease 4,702 ANSI/BOMA office area square feet of office and related space in Jacksonville, Florida within the following delineated area: DELINEATED AREA: NORTH: Emerson Street EAST: I-95 SOUTH: University Avenue WEST: Hendricks Avenue REQUIRED: The space must be contiguous office space. Sixteen (16) reserved parking spaces are required. On-site parking shall be in accordance with the local ordinance. Space must be located in an office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. The site must be located outside the 100-year flood plain. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. Space must be ready for occupancy no later than April 1, 2010. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
