Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 3,695 ANSI/BOMA area square feet of office and related space for personnel, furnishings, and equipment in Los Angeles, California. The building must be located in a prime commercial office district with attractive and prestigious surroundings with a prevalence of modern design or tasteful rehabilitation. There should be adequate public parking, public transportation, moderately priced restaurants, and other services within a convenient and safe walking distance. Offered space must be contiguous on a single floor that is above street level. Upper floor location is desired for security and acoustic reasons. Reinforced floor load may be required for library and/or file rooms. A two-block proximity to the federal courthouse is preferred. Alternately, location should provide convenient access to DASH Route B. DELINEATED AREA: Downtown Los Angeles area that ensures convenient proximity or access to the federal courthouse, specifically bounded as the area south of 1st Street, north of 7th Street, east of 110 Freeway, and on or west of Grand Avenue. LEASE TERM: Lease term will be 10 years, 5 years firm. OCCUPANCY DATE: Within 3 months of Government Notice to Proceed with construction. Target is late-2009. EXPRESSIONS OF INTEREST: Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. If you desire to submit a location for inspection, please forward information by 5:30 PM EDT, May 4, 2009. Expressions of interest should include building name and address, legal description, 1/8-inch scale drawing of space offered, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), method of measurement used to determine rentable square feet (Common Area Factor), and contact information for owner or authorized agent.
