- UNITED STATES GOVERNMENT Seeks Industrial Space in Council Bluffs. The United States Government, U.S. Geological Survey, currently occupies industrial space in a building under lease in Council Bluffs, IA that will be expiring. The Government is seeking to lease a minimum 2,800 usable square feet to a maximum 3,000 usable square feet of Industrial space, in addition to a minimum 1,400 usable square feet of secured ware yard space. The space shall be contiguous, all on ground level, with a minimum single overhead door. The lease shall be 20 years; 5 years firm. All prospective buildings/properties must be physically located within, or front the following delineated area: North: West Broadway to South 13th Street to 9th Avenue to interstate 29West: Interstate 29 to Interstate 80South: Interstate 80 to south 24th Street to Route 92 to South 4th Street East:South 4th Street to South Expressway Street to South 19th Avenue to South 6th Street to 16th Avenue to South 3rd Street to 9th Avenue to 4th Street to Broadway The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Buildings submitted for consideration must be in a quality building of sound and substantial construction having fully adequate means of ingress and egress, must fully meet requirements of the Architectural Barriers Act Accessibility Standard (ABAAS) for disabled access, and must be altered or constructed to meet the Government's requirements. Expressions of Interest must be submitted by 4:00 PM (MST) on May 8, 2009, and must include the following information: Building name and address and location of the available space within the building. Rentable and Usable square feet available and expected rental rate per rentable square foot, fully serviced. ANSI/BOMA Office area square feet (OASF) to be offered and expected rental rate per OASF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability. Method of rentable space measurement. Building ownership information. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). Energy efficiency and renewable energy features existing within the building. List of building services provided.
