- The United States Government seeks expressions of interest from owners and authorized agents of existing commercial office and related space. The Government presently occupies, and is seeking interest for approximately 10,212 rentable square feet, yielding 9,648 ANSI/BOMA square feet of office and related space along with on-site parking for eleven (11) inside and seven (7) outside parking spaces. The office shall be first class office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. The Government will consider relocation only if a move is economically advantageous and will consider agency mission requirements, the cost of moving, alterations, etc. when deciding whether it should relocate. Occupancy would be required by no later than November 1st, 2009. This advertisement is not a basis for negotiation. The Government reserves the right to reject any or all expressions of interest and give consideration to properties other than those offered in response to this advertisement. AMOUNT: 10,212 rentable square feet, yielding 9,648 ANSI/BOMA square feet of office and related space along with on-site parking for eleven (11) inside and seven (7) outside parking spaces. LOCATION: Offered space must be within the City Limits of Omaha, NE. REQUIRED: Tenant alterations are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. Additionally, various security enhancements shall also be required. Amenities of retail shops, banks, and restaurants shall be available within 2 miles form the building. The building shall provide on-site parking for ten (10) vehicles for employees and visitors. TERM: The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced.
