Description
REQUIREMENT: The General Services Administration desires to lease approximately 1,092 rentable square feet, which shall yield between of 825 to 980 ANSI/BOMA square feet (previously usable). The office space should be fully serviced, first-class, air-conditioned office and related space. The office space must be contiguous. The site must be located within the city limits of Roseville, within the delineated area set by North: Douglas Blvd to Harding Blvd to Atlantic St to Eureka RD West: Riverside Ave. South: Cirby Way East: Rocky Ridge Blvd LEASE TERM: 10 years, 5 years firm. DESIRED OCCUPANCY DATE: Not to exceed 180 days after award. STANDARD CONDITIONS AND REQUIREMENTS: The space must be fully serviced and located in an office, research, technology or business park that is modern in design with a campus like atmosphere, or on an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with surrounding development well maintained and in consonance with a professional image. The building and the leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. Wherever standards conflict, the more stringent shall apply. The leased space shall be free of all asbestos containing materials. The space shall also be free of other hazardous materials according to applicable Federal, State, and local environmental regulations. Additionally, the building must meet Government requirements for Seismic Safety, Fire Safety, and must no be located in a 100 or 500 year floodplain. Further, the space must be altered to meet the Government’s requirements. Expressions of interest should be submitted to the following person and address in writing, via e-mail, or via fax, and should provide all of the following information: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space. 5. List of tenants currently occupying the building offered. 6. Point of contact, address and telephone number.
