Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN AUSTIN, TX The United States Government seeks contiguous Class `A` Office space. The space offered must consist of approximately 46,540 rentable square feet in Austin, TX. The space should yield 40,470 ANSI/BOMA usable square feet. Building shall have 100 foot setback & the tenant shall be the sole occupant of building. The Government seeks both existing space and potential lease construction facilities and sites that meet the following requirements outlined below. This project will have approximately five (5) acres of land. The space must meet requirements for fire and life safety plus handicapped access in accordance with ABAAS guidelines. Offered space must be contiguous; have a minimum ceiling height of 9 feet, 0 inches. The occupying agency must have access to the building 24 hours per day, 7 days per week, and 365 days per year. (The agency will control access to their leased premises, which includes securing vertical penetrations and circulation between floors.) The occupying agency seeks a minimum of 97 inside, secured parking spaces for government vehicles with an additional 13 outside, secured parking spaces. These secured spaces are to be within the 100 foot setback. An additional 15 visitor parking spaces will be required outside of the 100 foot setback. Potential offerors must be able to adhere to the following security guidelines: 100 ft. setback from all four sides of façade of building to any public street or sidewalk. Floor load sufficient to carry approximately 100 lbs. per square foot. Heavy tenant improvement build-out with specialized electronic, wiring and security detail. Column spacing within office space no less than 24 feet on center. The location must not be in the immediate vicinity of any fuel storage areas, gas stations, chemical manufacturing facilities and schools. Blast protection façade is mandatory for the location. Premises must also contain approximately 3,000 sq. ft. of a clear span warehouse to house larger vehicles. The proposed space must be located within the following delineated area: North:Intersection of Highway 183 and McNeil Road; Northeast on McNeil Road-intersection of McNeil Road and Howard Road; Southeast on Howard Road East:Intersection of Howard Road and Lamar Blvd; Southwest on Guadalupe Street. Intersection of Lamar and Guadalupe St; Southwest on Guadalupe Street. Intersection of Guadalupe Street and 38th Street; Northwest on 38th Street. Intersection of 38th and Lamar Blvd; Southwest on Lamar Blvd. Intersection of Lamar and Martin Luther King, Jr. Blvd.; Southeast on Martin Luther King, Jr. Blvd Intersection of Martin Luther King, Jr. Blvd and I-35; southwest on I-35 South:Intersection of I-35 and Cesar Chavez Street; Northwest on Cesar Chavez Street Intersection of Cesar Chavez Street and Mo-Pac Expressway; Southwest on Mo-Pac Expressway; Intersection of Mo-Pac Expressway and Bee Caves Road; Northwest on Bee Caves Road. West:Intersection of Bee Caves Road and Loop 360; Northeast of Loop 360; Intersection of Loop 360 and highway 183; North/Northwest on Highway 183 Intersection of Highway 183 and McNeil Road, to include properties that has frontage on either the west or east side of Loop 360. The proposed lease is for fifteen (15 years, ten (10) years firm, and should be fully serviced. Space must be ready for occupancy no later than January 1, 2012. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN April 30, 2009 SHOULD INCLUDE THE FOLLOWING INFORMATION 1) Building name and address, and location of space in the building 2) ANSI/BOMA defined Office Area Square Feet 3) Rentable Square Feet offered 4) Number of parking spaces available on the premises. 5) Summary of how the building meets the occupying agency’s special security requirements. 6) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis no subleases will be considered.
