- The Samuel S. Stratton VA Medical Center, Located at 113 Holland Ave., Albany NY 12208, is seeking to enter into a lease agreement for between 9,000 and 9,999 square feet within one quarter mile of the campus, as bounded by New Scotland on the West, Morris Street or Dana Ave. to the North, Delaware Ave. on the East, and Holland Ave. on the South.. This lease can be for a building in place or a building to be erected for this purpose. The VA wishes to receive initial price and building proposals within thirty days of this notice (May 26, 2009) and take occupancy of the space by November 15, 2009. The building in question would contain the following VA departments and their approximate square footage requirements (common areas are not computed below but are estimated to account for the remainder of the square footage): 1.Audiology - 2300 sq. ft. 2.Comp & Pen - 1700 sq. ft. 3.Fiscal - 1500 sq. ft. 4.HIMS - 900 sq. ft. All of these departments outside of Audiology and Comp and Pen are administrative in nature and will not have special requirements outside of standard class B or better office space. Audiology will require soundproof exam and fitting rooms. Audiology space must also be able to accommodate several VA-provided audio testing booths which must be recessed into the floor or have ADA-compliant ramps to enter into them. All exam rooms in the audiology area must contain hand sinks. Further, this space must include a fabrication/repair/modification room that will require a dedicated exhaust with make up air over the work space. Comp and Pen will have two exam rooms and a triage room which will all require sinks and are essentially light clinical space. A more comprehensive breakdown of the requirements for each department's space (including specific number of rooms and expected square footage) is available to interested offerors by contacting Jason White at 518-626-6844 or Jason.White@VA.gov. Due to formatting concerns this list cannot be included in this posting. This space will need to be furnished by the eventual lessor. The VA will not be providing or buying any furniture for this space aside from Medical Audiology equipment, which will be procured and maintained by the VA during the lease term. In addition to the floorplan detail mentioned above, a comprehensive furniture list can be provided to interested offerors by contacting Mr. White using the information above. Additionally, the eventual lessor will need to furnish 40-50 paved, lined parking spaces directly adjacent to this building. The VA will consider space that spans more than one floor, but all space must be directly contiguous and shall not have spans or jogs that are uninhabited or inhabited by other tenants. Due to the proximity of the VA to the eventual lease site, the VA will provide its own grounds maintenance and snow removal for this site as appropriate. The VA reserves the right to negotiate the inclusion of other services (janitorial, utilities, taxes, etc) with the eventual lessor before award is made. If interested, please contact Jason V.
