- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN ORANGEBURG, SC ***** Lease term modified***** The United States Government seeks to lease class ‘A’ contiguous street level office space in an existing building or with new construction. Contiguous upper-floor space on one floor which meets the lease criteria and has handicapped accessible elevator service to the office floor is an acceptable alternative. The space offered must consist of approximately 7,866 rentable square feet in Orangeburg, SC. The space should yield 6,840 ANSI/BOMA usable square feet. There must be a minimum of forty-two (42) public parking spaces available within a two-block radius of the leased space at no cost, or at reasonable commercial rates. The proposed space must be located within the following delineated area: Begin at Middleton & Cemetery: Middleton Street to northbound lane of Columbia Avenue (21) to Bennett Street to St. Matthews Road to Sims Street southbound lane of Columbia Avenue. Southbound lane of Columbia Avenue to Broughton Street to Waring Street to Windsor Street to Russell Street to Elmwood. Elmwood to Langston Street to Cuttino Street to Fischer Street to Russell Street to Wiles Street to Doyle. Doyle to Russell St Centre St. to Amelia Street to Gibson Street to Sunnyside Street to Cemetery Street. The proposed lease is for fifteen (15) years, ten (10) years firm, and should be fully serviced. Space must be ready for occupancy no later than April 21, 2010. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership.
