Description
Delineated Area outline The Government currently occupies 16,204 BOMA Office Area Square Feet (BOASF) of space and 2 parking spaces at 537 Congress Street, Portland, ME under Lease Number GS-01B-03848, which expires on March 30, 2011. The General Services Administration plans to execute a full service succeeding lease for 10 years with cancellation rights after 5 years for 11,560 BOASF. The Government will consider relocation if economic and other factors determine an alternative space to be advantageous to the Government. Consideration factors include all tenant improvement costs, moving costs, telecommunications relocation costs, and agency special requirements. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space shall be ready for occupancy no later than May 1, 2010. Any offered space shall be contiguous on a single floor on the second floor or higher. All proposed spaces must be able to accommodate a courtroom of approximately 1,800 BOASF with a minimum ceiling height of 16’. LEASE TERM: Ten (10) years, five (5) years firm. DELINEATED AREA: Within the City of Portland, ME further delineated by the following: North: Cumberland Avenue South: Spring/Middle and Fore Streets East: Franklin Arterial/ 1A West: Oak and Center Streets EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN MAY 12, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address, and location of space in the building. 2)Floor plan detailing space offered. 3)ANSI/BOMA defined Office Area Square Feet 4)Rentable Square Feet Offered 5)Estimated full service rent including the amount of tenant improvement allowance included in the rate and the amortization rate used 6)Percentage of Common Area Factor used to Determine the Rentable Square Feet 7)Number of parking spaces available on the premises. 8) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
