- General Services Administration’s (“GSA”) Lease No. GS-09B-01529 will expire in August 2009. This lease provides 6,720 rentable square feet yielding approximately 5,600-5,800 ANSI/BOMA Office Area ABOA of office and related space and 19 parking spaces in Temecula, CA. GSA is considering the option of a succeeding lease action for 10 years, 5 years firm, but also interested in alternative Class “A” space in the same City, with same amount of square footage, parking and length of time, if economically advantageous to the Government. In making this determination, GSA will consider cost factors including but not limited to the total cost of the physical move, (including furniture, telecommunications and computer cabling costs); tenant improvement costs, above standard alterations (whether included in the rent or compensated separately from the rent); and the anticipated rent for the space, as well as other factors impacting the Government’s rights under a prospective lease, such as, the length of any firm term that might be required at an alternative location, the length of time necessary to deliver the space ready for occupancy, the agency mission, and the right to terminate any space vacated during the term. Buildings offered must be modern design, substantial construction, in professional well-maintained surroundings, above grade and must be altered to meet the Government’s specifications and be fully-serviced. Proximity to employee services, such as moderately priced restaurants, banks, public transportation is desired within 5 minute drive. Opportunity for exterior signage is highly desirable. As stated, the proposed lease is for ten (10) years, five (5) years firm and will require 19 parking spaces. Space must be ready for occupancy no later than August 1st 2009. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. A Pre-Lease Building Security Plan will be required with the offer. All expressions of interest should include the following: (1) building address and floor location; (2) rentable square feet and rate per rentable square feet; (3) BOMA method of measurement, usable yield for all available space by floor, and building common area factor; and (4) 1/8” scale drawing of floor plate if available. Please specify services and utilities included. Also, all expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership.
