X- Louisville KY Re-advertisement - New Delinated Area The Department of Veterans (VA) Seeks Expression of Interest for 15,085 Net Usable Square Feet of Office Space in Louisville, KY General Information The Department of Veterans Affairs is seeking to lease 15,085 net usable square feet of existing office space to relocate administrative and clinical VA staff from Louisville VA Medical Center. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by code. The space must be contiguous; have 100 adjacent parking spaces; have public transportation access, be located within Jefferson County, KY; and be within an eight mile radius of the Louisville Medical Center's campus located at 800 Zorn Ave in Louisville, KY. The building may be required to meet certain requirements setforth in the Interagency Security Committee Standards and the Department of Justice Security Standards. The building and parking area must be fully accessible, meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). Lease Term: 10-year firm lease Availability: The estimated occupancy date is October 2009. EXPRESSIONS SHOULD INCLUDE THE FOLLOWING INFORMATION AND MUST BE RECEIVED IN WRITING NO LATER MAY 19, 2009. 1. Building Name, address, age of building, and owner 2. Total net usable square feet, existing or proposed 3. Rental rate per NUSF 4. Scaled building plans and site drawings, which detail the number of parking spaces Note: VA Staff will conduct a markey survey of properties offered for lease. The government will pay no more than the appraised fair market rental value for space. Respondents are advised that VA assumes no responsiblity to award a lease based upon responses to this advertisement.
