Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN WILMINGTON, NC *****MODIFICATION TO LEASE TERM ***** The United States Government seeks to lease class ‘A’ contiguous office space primarily with approximately 1,500 of warehouse space. The space offered must consist of approximately 50,025 Rentable Square Feet in Wilmington, NC yielding 43,500 ANSI/BOMA Office Area Square Feet. A minimum of sixty (60) secure onsite surface parking spaces for Government vehicles (and up to 5 boats) are required at no additional cost. Spaces should be a minimum of ten (10) feet to accommodate large SUVs. Two hundred (200) additional public parking spaces and public transportation must be available within 1 block of the space of the leased space. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. The proposed space must be located within the following delineated area: Cape Fear River to Martin Luther Parkway Jr. Parkway; turns into Eastwood Road; to Military Cutoff Road; turns into Oleander Drive; to College Road; to 17th Street.; to Shipyard Boulevard; back to Cape Fear River. The proposed lease is for twenty (20) years, ten (10) years firm, and must be fully serviced. Space must be ready for occupancy no later than October 7, 2010. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis.
