Description
SYNOPSIS: The United States Government currently occupies approximately 4,690 contiguous rentable square feet of office and related space in a building under lease in Spooner, Wisconsin, that will expire May 31, 2009. The lease term requirement is five years. The space must be available for occupancy by June 1, 2009. The delineated area is bounded as follows: North-Poplar StreetEast-Roundhouse Road South-Maple Street/Hwy. 70West-Summit Street. Other applicable requirements include: -Full-service lease (all utility, services, maintenance costs included in rent) -Parking – 46 on-site paved parking spaces in a lot under Lessor’s control The Government will consider alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement and market survey as basis to develop a cost-benefit analysis to determine whether to exercise its renewal option to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building Name and Address, and location of space in the building. 2. Rentable Square feet offered and rate per rentable square foot (specifying services and utilities included) 3. ANSI/BOMA Usable Square Feet and the Common Area Factor. 4.
