XXX - MODIFICATION TO FIRM LEASE TERM - XXX UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN GADSDEN, AL XXXXX – MODIFICATION TO FIRM LEASE TERM - XXXXXXX The United States Government seeks to lease class “A” professional, fully serviced office space in a quality building of sound construction. Space located on the second floor or higher is preferred. Space on the first floor will be considered only when no other space is available. Space can be existing or proposed. For new construction, a 20 foot stand-off distance shall be provided from the building perimeter to the façade of the proposed building. For proposals of space in existing buildings, a 20 foot standoff distance shall be provided from the curb line to the façade of the building. A total of 8 on-site reserved parking for official vehicles must be provided with the capability to provide an additional two parking spaces over the lease term. The office space and parking must be accessible on an unrestricted 24/7 basis to government employees, 365 days per year. The space offered must consist of approximately 4,495 rentable square feet, and the space should yield 4,300 ANSI/BOMA usable square feet. The proposed lease is for Ten (10) years, Ten (10) years firm, and should be fully serviced. Space must be ready for occupancy no later than November 1, 2009. The offered space must meet Government requirements for fire and safety and handicapped accessibility. The proposed space must be located within the Gadsden City Limits. All expressions of interest submitted by Brokers/Agents must be accompanied by written evidence of authorization to represent the building’s ownership.
