- Swainsboro GA Delineated Area REQUIREMENT: The U.S. Government is seeking to lease 4,893 ANSI/BOMA office area square feet of contiguous office and related space in Swainsboro, Georgia within the following delineated area: DELINEATED AREA: NORTH: Hwy 80 EAST: Coleman Street to Moreland Avenue to S. Circle Drive to Route 1 SOUTH: Meadowlake Parkway WEST: Highway 57/Old Nunez Road REQUIRED: Street-level, contiguous space is preferred. Contiguous upper-floor space on one floor with two accessible elevators will be considered. Twenty-eight (28) parking spaces are required within a two-block radius. On-site parking shall be in accordance with the local ordinance. All potential sites must be protected throughout by an automatic sprinkler system. Columns must be at no less than 20 feet on center each way from any interior wall and be no more than 2 feet square. Space must be located in an office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. The site must be located outside the 100-year flood plain. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. Space must be ready for occupancy no later than January 15, 2010. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
