- The United States Government seeks to lease class ‘A’ contiguous office space in Benton, Illinois. The space offered must consist of at least 7,944 rentable square feet and no more than 8,739 rentable square feet, yielding a minimum of 6,908 ANSI/BOMA usable square feet to a maximum of 7,599 ANSI/BOMA usable square feet, located on the ground floor. Delineated Area - The proposed space must be located within the following delineated area: Begin at the intersection of IL-37 and Illinois Street East on Illinois Street to Industrial Park Road South on Industrial Park Road to IL-14 (East Bailey Lane) East on Bailey Lane to North McLeansboro Street South on McLeansboro Street to East Wastena Street West on Wastena Street to IL-37 (South Maine Street) South on IL-37 to South Park Road West on South Park Road to Linn road North on St. Joseph Road to Eakin Grove Church Road West on Eakin Grove Church Road to IL-14 East on IL-14 to North Central Street, to include 2,000 feet to the west of North Central Street East on Petroff Road back to IL-37 and the beginning point Term - The proposed lease is for ten (10) years, five (5) years firm, and should be a fully serviced lease. Occupancy - Space must be ready for occupancy no later than April 1, 2011. Parking – Twenty-six (26) reserved secure surface spaces for Government cars and an additional 30 surface spaces for employees with additional parking spots for handicapped accessibility and visitor parking per code. Submission Requirements - Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name and address • Legal property description, recent survey, and property identification numbers (PIN) • Location of space in the building and the date it will be available • One-eighth inch scale drawing of space offered • ANSI/BOMA defined office area/useable square feet (USF) • Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Common Area Factor used to determine the RSF • Name, address, telephone number, and email address of the authorized contact • In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Authorized Contacts - GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, CB Richard Ellis.
