- Description
- The United States Government seeks to lease office and related support space consisting of approximately 33,002 rentable square feet in Las Vegas, Nevada. The space should yield a minimum of 28,697 ANSI/BOMA usable square feet. Six (6) secured and covered parking spaces must be available on-site for government vehicles. In addition, 183 public parking spaces should be commercially available on-site or within a walkable quarter mile of the space offered. Satisfactory public transportation (bus and/or light rail) must be available within a walkable half mile of the space offered. The proposed space must be located within the following delineated area: North: Alta Drive and Stewart Avenue South: Warm Springs Road/East Russell Road East: Fremont Street/Boulder Highway West: South Rainbow Blvd. The term of the proposed lease is fifteen (15) years, ten (10) years firm. Occupancy is required on or before January 19, 2011. Fully serviced leases are sought. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Offered space must allow for effective layout. A loading dock area with an overhead door must be available with the offered space for the receipt and pick-up of pallet sized loads. The dock area and adjacent truck loading/unloading area can be at the same grade as the space offered. The offered space must meet the Government requirements for Fire, Life-safety, and Handicapped Accessibility. At a minimum this project shall obtain LEED Silver certification for Commercial Interiors. (LEED-CI). SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF). • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Common Area Factor used to determine the RSF. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative CB Richard Ellis Real Estate Services.
