Description
Findings: rain water is infiltrating the perimeter of the building,causing damage to the interior flooring and finishes and contributing to the humid atmosphere of the building. Additionally, the fluted block wall has numerous cracks and voids creating more area of water infiltration. Recommendations: A. Provide all necessary labor and materials to perform regrading and perimeter drainage: 1. Excavate along the exterior southeast, southwest and northeast walls down to the base of the foundation. Apply fibrous asphalt waterproofing conforming to ASTM D4479, Type II, to the entire perimeter of the foundation wall/grade beam. Application shall be in two coats. 2. Provide and place corrugated perforated polyethylene 6" diameter drainage pipe in a gravel bed at the foundation of the building. Tie in all drainage pipes and connect to one discharge pipe leading to the nearest drainage swale. 3. Backfill and compact the area with soil as excavated, up to the top of the grade beam and sloping away from the building for a minimum distance of eight feet or to the sidewalk. 4. Reseed all disturbed areas with an appropriate grass seed common to the area. B. Masonry Cleaning, restoration and sealing. 1. The work under this section includes the cleaning and sealing of all exterior wall surfaces along the southeast, southwest and northeast elevations of the building. Cleaning and sealing of the Northwest elevation shall begin at 8 foot elevation from the floor and continue to the full elevation of the wall.
