Description
The United States Government seeks Expressions of Interest for construction on a Government pre-selected site of a new, build-to-suit facility. The Government has negotiated a 100% assignable option for the land acquisition at the time of lease award. SQUARE FOOTAGE: The Government is seeking a build-to-suit facility that will be 100% occupied by the Government. The space offered must consist of approximately 37,010 rentable square feet in Highgate, Vermont. The space should yield 32,183 ANSI/BOMA usable square feet. The building will have approximately 14,648 ANSI/BOMA usable square feet of interior office space and 17,535 ANSI/BOMA usable square feet of warehouse. The Government also requires a 60’ by 60’ helipad to be constructed at this location. PARKING: The Government will require a total of eighty-seven (87) parking spaces, which will include twenty-two (22) structured parking spaces for government vehicles and sixty-five (65) surface parking spaces for employee and visitor use. TERM: The proposed lease is for twenty (20) years, fifteen (15) years firm, and should be fully serviced. OCCUPANCY: Space must be ready for occupancy no later than January 27, 2011. LOCATION: The site is situated on 23.3 acres of land on Lots 3 and 4 of Leduc Industrial Drive in Highgate, Vermont. The Government requires 10 acres of the 23.3 acres to be used for construction of the build-to-suit facility. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis. This is an inquiry for expressions of interest and should not be construed as an invitation to bid.
