Description
DEPARTMENT OF VETERANS AFFAIRS (VA) SEEKS EXPRESSIONS OF INTEREST FOR LEASE SPACE VA seeks to lease approximately 13,390 BOMA usable square feet of contiguous space for a Community Based Outpatient Clinic (CBOC) in Lawrenceville, GA. The offered space shall be contiguous and on one (1) floor. A lease term up to 15-years may be required. The government requires a minimum of 75 parking spaces. Estimated occupancy date is April 1, 2010. Space must be located within the delineated area: North:I- 85 South:Old Norcross Road/ W. Pike Street East:Collins Hill Road/ S. Clayton Street West:I- 85 Buildings (existing or new construction) offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal, GSA, VA, State, and Local codes and regulations including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable; date of space availability to commence tenant improvements; asking rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD as built floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The Government will pay no more than the appraised fair market rental value for space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). All interested parties should respond to this announcement no later than June 22, 2009, 5:00 PM EST.
