Description
United States Government SeeksExpressions of Interest for Clinic Space in GREENVILLE, SOUTH CAROLINA The United States Government (The Department of Veterans Affairs) is seeking to lease approximately 45,870 net usable square feet for use as a VA outpatient clinic. Space may be provided by new construction of a build-to-suit building or by alterations to an existing building. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The space is preferred to be on no more than 1contiguous floor. The space to be provided must have a floor live load capacity of not less than 100 pounds per square foot unreduced throughout. The selected building must comply with the Interagency Security Committee Security Design Criteria for New Federal Office Buildings and Major Modernization Projects as well as other security guidelines, which will be provided during the solicitation for offers process. The proposed site must provide a minimum of 300 parking spaces adjacent to the building. The building and parking area must be fully accessible meeting all requirements of the Americans with Disabilities Act (ADA) and the Uniform Federal Accessibility Standards (UFAS). The building must be Leadership in Energy and Environmental Design (LEED) Silver certified, and the space must be available for occupancy by June 2012. The lease term shall be up to twenty (20) years firm term. If acreage is submitted, it must accommodate building requirements, parking, set backs, green space and space for exterior generator area. Anticipated acreage for a build-to-suit is 8 to 12 acres. Any existing building must meet all current federal seismic criteria. Delineated area: The delineated area is defined as follows: East Highway 14 South Interstate 85 West Highway 25 North Highway 253/Highway 291/Highway 29/E. Lee Rd/Bushy Creek Rd Expressions of Interest Should Include: 1.Name, address, telephone number and e-mail address of the offeror. 2.Map highlighting the location of the proposed location. 3.Address of the building or land 4.Site plan of the existing building or plot of land. 5.Total BOMA rentable square feet, existing or proposed. The land area if a site is offered. 6.If an existing building is proposed, submission must include scaled building plans and age, if a new building is proposed building renderings and site drawings must be provided, in all cases a site plan which details the number of parking spaces provided must be included. 7.Evidence that the property is outside the 100-year flood plain. 8.Sites with environmental issues will not be accepted.
