Description
The United States Government currently occupies office and related space in a building under lease in Greensboro, NC that will be expiring. The Government is seeking to lease approximately 3,852 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 3,350 contiguous ANSI/BOMA Office area square feet (OASF). The lease term requirement is for 10 years, 5 years firm with the Government having 60 days notice cancellation rights after the firm term. The space must be available for occupancy by November 1, 2010 The delineated area is Buildings which face and have street addresses on the boundary streets are deemed to be within the delineated area: North: I-40 Business; East: W. Wendover Ave to Stanley Road; South: Hilltop Road to High Point Road; West: High Point Road to Merritt Drive to I-40 Business Other applicable requirements include: • Parking (5 on site, spaces to be identified for transport of detainees with ingress and egress to facility(. • Security requirements to be determined and identified by the Agency. • Floor load must be capable to support an area for a 1500 lb requirement in space offered. • The offer shall 1) be for space located in a quality building of sound and substantial construction as described in the SFO, 2) have a potential for efficient layout, 3) be within the ABOA square footage range to be considered, and 4) be in compliance with all of the Government's minimum requirements set forth herein. • The design of the space offered shall be conducive to efficient layout and good utilization as determined by the Government. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability. • Method of rentable space measurement. • Building ownership information. • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable energy features existing within the building. • List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
