Description
REQUIREMENT: The General Services Administration is interested in leasing approximately 7,466 rentable square feet, which will yield 6,494 ANSI/BOMA office area square feet of office and related space. The space will be occupied by DHS ICE – Office of Investigations (OI). LEASE TERM: 10 years; 5 years firm term. UNIQUE REQUIREMENTS: Space offered must be contiguous and located on one level without being split by a corridor. Space must have potential for an efficient layout. Space should be located in a professional office setting. Space shall not be located within close proximity to residential areas, schools, parks or churches. The Government requires a fully serviced lease including a total of eight (8) on-site parking spaces consisting of: six (6) on-site secured surface parking spaces, and two (2) structured parking spaces. The parking requirements stated above are in addition to onsite visitor parking. The Government requires building access and in-suite services on a 24 hour, 7 day a week basis. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. Subleases will not be considered. Space must be fully handicapped accessible. LOCATION: Offered properties must be located within the following boundaries in Lake Charles, Louisiana: NORTH: Gauthier Road SOUTH: Interstate 20 EAST: Nelson Road WEST: Louisiana Highway 14 EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name and address. 2)One-eighth inch scale drawing of space offered. 3)Square footage offered. 4)Method of measurement used to determine rentable square feet. 5)Name, address, and telephone number of individual to be contacted 6)Evidence of authority to represent the owner.
