Description
DEPARTMENT OF VETERANS AFFAIRS (VA) WANTS TO LEASE SPACE The VA desires to lease up to 8,000 net usable square feet of space for use as a Community Based Outpatient Clinic (CBOC) in Santa Cruz County. The space must be contiguous within the building, preferentially on a single floor and can be provided by an existing building. On-site parking for 40 vehicles is highly desirable, however off-site parking may be acceptable at VA’s discretion. Overall ratio of handicap parking should meet or exceed 10%. A lease for up to 10 years will be considered; the minimum firm term will be at least 7 years. Subject property should be located within close proximity of public transportation, ¼ mile or less preferred. To be considered, offered property must be located within the following delineated area within the cities of Santa Cruz and Capitola, California: The northern boundary shall be California Highway 1 (CA-1) from Shafter Road at the western boundary to Soquel Drive, continuing along Soquel Drive to Park Avenue in Soquel at the eastern boundary; the southern boundary is the Pacific Ocean; The eastern boundary is Park Avenue, located in Soquel; the western boundary is Shafter Road, located in Santa Cruz. Offerors must provide evidence that offered properties are outside the 100-year flood plain and contain no wetlands. Brokers or legal representatives submitting property must show written acknowledgement and permission to represent the property. Property owners and developers must provide written proof of ownership or control of property at the time of submission of initial bids. A market survey of offered properties will be conducted by VA staff and broker consultant. Interested offerors (owners, developers, brokers, or their legal representatives) should submit information concerning their properties to the following person and address in writing, via e-mail, or via fax not later than 4:00 P.M., PST, Monday, June 22, 2009. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO PURCHASE A SITE OR AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
