- OFFER'S CONTACT INFORMATION AND INTEREST The Government is interested in leasing approximately 7,320 rentable sq.ft. yielding 6,366 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in LAURENS, SC. This space is required no later than October 10, 2010. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Buildings which face and have street addresses on the boundary streets are deemed to be within the delineated area being: North: Hillcrest Drive and Fleming Street (Hwy 76); East: Exchange Street; South: East Main Street; and West: Church Street (Hwy 14). Unique Requirements Overview: Offers must be for contiguous space ideally on the first floor for maximum operational needs in a quality building of sound, substantial Class "A" construction and location shall embody a corporate professional office image. Industrial/warehouse sites or sites adjacent to railroads are not acceptable. Overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. Ramps inside the office will not be acceptable. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. Parking spaces identified within a 2 block area to accommodate 37 surface parking spaces. The parking to square foot ratio available on site shall at least meet current local code requirements, or in the absence of a local code requirement on-site parking shall be available at a ratio of 1 space for every 200 rentable square feet of Government demised area. Public transportation must be identified and available within a two (2) block radius.Security, fire, safety, and ADA accessibility requirements will also apply to Government Requirements for acceptability.
