- U.S. GOVERNMENT SEEKS APPROXIMATELY 90,750 RSF OF OFFICE SPACE FOR LEASE IN AURORA, COLORADO (SFO#9CO2123) REQUIREMENT: General Services Administration is interested in leasing office and related space consisting of approximately 90,750 rentable square feet, which will yield a minimum of 80,500 to a maximum of 82,600 ANSI/BOMA occupiable square feet of office space for personnel, furnishings, and equipment. The space will initially be occupied by Bureau of Prisons and shall be used primarily as a training center. LEASE TERM: Ten (10) years firm term. UNIQUE REQUIREMENTS: Office space must be located on contiguous floors and have potential for efficient layout. The minimum floor plate shall be a minimum of 20,000 rentable square feet. The agency requires a minimum ceiling height of 10-feet clear throughout except for the following specialized areas: a minimum of 11-feet clear for 3,255 sq.ft. of computer labs (includes raised floor); a minimum of 12-feet clear for 7,000 sq.ft. of classroom; and 14-feet slab-to-slab for 5,000 sq.ft. data center (includes raised floor). Approximately 13,000 sq.ft. must be located on the ground floor or in areas capable of supporting heavy floor loading requirements. Space shall be located in a professional office setting. In order to support a Tier II data center with Tier III commissioning for telecommunication and electrical, offered buildings must have the following: 1.A minimum of two telecommunication providers available for the building. 2.Redundant/separate paths into the building for both data and electric and separate riser paths. 3.Redundant/separate telco connections into the space. The Government requires a fully serviced lease including a minimum of 200 on-site parking spaces which includes 40 reserved parking spaces and the remainder for employee and visitor parking. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within a 100-year flood plain or wetland unless the Government has determined it to be the only practicable alternative. The building will be subject to any and all other building or construction rules, regulations, laws and/or ordinances of the local, county, state and federal levels as they may apply. The building must have a separate loading dock. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. Occupancy is required April 30, 2010. LOCATION: Offered properties must be located in within the following boundaries and must be located within 1.0 mile of lodging and.5 miles from restaurants and other services: North – 56th Avenue South – E. Arapahoe Road East – E-470 West – S. University Blvd. NOTE: Boundaries do NOT include the Cherry Creek State Park. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING AND INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address. 2)Legal description. 3)One-eighth inch scale drawing of space offered. 3)Square footage offered. 4)Method of measurement used to determine rentable square feet. 5)Name, address, and telephone number of individual to be contacted. 6)Evidence of authority to represent the owner.
