- Description
- The Department of Veterans Affairs is seeking to lease 48,008 net usable square feet of light industrial/warehouse space in an existing space for use by VA as a Consolidated Patient Account Center (CPAC). Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building/space must be on a single floor, contiguous, with an open floor plan, and can be provided by modification of existing space. On-site parking for 396 vehicles is required. The building must meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. Among these requirements, the building must be set back not less than twenty (20) feet on all sides from all public rights of way, driveways, and parking areas. The building and parking area must be fully accessible meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). Location: The space must be located within a 10-mile radius of the Veterans Affairs Outpatient Clinic that is located at 630 S. Rancho Road, Las Vegas, NV 89106. Offerors must provide evidence that properties are outside the 100-year flood plain. Lease Term: 20 years firm as a full service lease. Availability: The estimated occupancy date is eight to ten months from lease award. EXPRESSIONS SHOULD INCLUDE THE FOLLOWING INFORMATION AND MUST BE RECEIVED IN WRITING NO LATER THAN JULY 9, 2009. 1. Building name, address, age of building and owner. 2. Total net usable square feet, existing or proposed. 3. Rental rate per NUSF 4. Scaled building plans and site drawings, which detail the number of parking spaces. Note: VA staff will conduct a market survey of properties offered for lease. The government will pay no more than the appraised fair market rental value for space. Respondents are advised that the VA assumes no responsibility to award a lease based upon responses to this advertisement.
