Description
MAP OF DELINETAED AREA REQUIREMENT: The General Services Administration seeks to lease space consisting of approximately 2,962 contiguous rentable square feet yielding approximately 2,350 - 2,468 ANSI/BOMA usable square feet of office and related space. Space must be located in a prime, commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. All space shall be contiguous. DELINEATED AREA: Within the area delineated by the following boundaries (See Map Attached): 1- East Post St.: Start at St. Rd # 2 northwest, ends at intersection with St. Rd. # 2 South; 2- Northwest SR # 2 starts in intersection with Post St. at the north. ending at intersection with St. Rd. # 343 at the south; 3-West Rd. 114 (Post Street, Santa Teresa de Journet) start at SR # 2 on the north ends at intersection with St. Rd. # 343 at the south; 4-South St. Rd. # 343 starts at intersection with St. Rd. #114 on the west, ends at intersection with St. Rd. # 2 on the east. REQUIRED: A total of 24 parking spaces shall be provided, however, it is mandatory that two (2) reserved and secured parking spaces be made available for use by the government official vehicles. The balance of 22 parking spaces are preferred either on on-site or within 2 blocks for use by the employees and its visitors. Public transportation is required within 2 blocks from the site offered. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire and Life Safety and Handicapped Accessibility. Emergency potable water supply and emergency electric back up power with the capability to sustain office operations for a min. of five (5) working days shall be provided by the property owner. LEASE TERM: Term is for ten (10) years, five (5) years firm term. Estimated occupancy date is no later than August 9, 2010. Method of measurement used to determine rentable square feet, 4. Common Area Factor (s) for available space by floor if applicable. Please include a block plan of the space being offered. 5. FEMA map showing the property location in relation to Flood and Earthquake zones. 6. Evidence of control of the property being submitted. In all correspondence include the following: 1) Name, address and telephone number of the individual offering and to be contacted; 2) Any information regarding influences unique to the site or building that may affect the occupancy; and 3) Incentives and inducements such as tenant improvement allowances, lessor provided enhancements, etc. Interested parties may submit pertinent information by Friday June 26, 2009.
