Description
The United States Government seeks to lease class ‘A' contiguous office space. The space offered must consist of approximately 8,845 rentable square feet in Grand Junction, CO. The space should yield 7,378 ANSI/BOMA usable square feet. The Government prefers first floor space and would consider upper level space as long as two (2) accessible elevators service the proposed floor. PARKING There must be four (4) onsite parking spaces reserved. TRANSPORTATION Public transportation must be located within two (2) blocks of the property. DELINEATED AREA The proposed space must be located within the following delineated area: 24th Road on the West, North on 24th Road to H Road, East on H Road to Walker Field Airport Boundary, South on Walker Field Airport Boundary to Interstate 70, East on Interstate-70 to 30th Road, South on 30th Road to Patterson Avenue (F Road), West on Patterson Road (F Road) to 24th Road. TERM The proposed lease is for fifteen (15) years, ten (10) years firm and must be fully serviced. OCCUPANCY Space must be ready for occupancy no later than March 1, 2010. EXPRESSIONS OF INTEREST Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name and address • Legal property description, recent survey, and property identification numbers (PIN) • Location of space in the building and the date it will be available • One-eighth inch scale drawing of space offered • ANSI/BOMA defined office area/useable square feet (USF) • Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Common Area Factor used to determine the RSF • Name, address, telephone number, and email address of the authorized contact In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership.
