- Description
- The United States Government seeks to lease approximately 7,240 ANSI/BOMA Office Area square feet of contiguous space in Atlanta, GA. Approximately 5,740 ANSI/BOMA Office Area square feet shall be for warehouse/storage usage and approximately 1,500 ANSI/BOMA Office Area square feet shall be for office usage. The lease term is for ten (10) years, five (5) years firm. Space should be ready for occupancy no later than June 1, 2010. The space must be located within the area delineated by the following boundaries: oNorth: N. Berkley Lake Rd. oSouth: Winters Chapel oEast: Buford Hwy. oWest: Spalding The following criteria shall apply to all space considered by the Government: •The office and warehouse space must be located on one floor and be in one contiguous block. •The warehouse/storage space must be temperature climate controlled by full HVAC. •A minimum of one loading dock is required, but two are preferable. Turning radius: Minimum to accommodate a 24’ truck. •A minimum of 18 feet of clear ceiling height is required for the entire warehouse space. •One structured parking space shall be available for an official government vehicle. The space must meet the Federal Government’s standards for fire safety and handicapped accessibility and be located outside a 100-year floodplain. Secure office space and facilities in a building, fully serviced and altered to Government specifications are required. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, June 26, 2009. All expressions of interest should be in writing and include building name and address, location of space in the building, and rentable square feet offered.
