- REQUIREMENT: The United States Government seeks to lease for approximately 7,314 rentable square feet (RSF) to yield approximately 6,360 ANSI/BOMA square feet of contiguous office space preferably on one floor in the city limits of Salem, Oregon. Space is required to be on the 2nd floor or higher. Offered space must be fully serviced and located in a prime commercial office district capable of being altered or constructed to meet the Government’s specifications. Site must be located outside the 100-year flood plain and provide a minimum setback of 20 feet. Sub-leases are not acceptable. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. A minimum of 11 reserved parking spaces shall be available, preferably at no additional cost, for government vehicles. 3 additional reserved parking spaces should be able to be accommodated over the lease term. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. OCCUPANCY: Space should be ready for occupancy by December 1, 2010. LEASE TERM: 15 years, 10 years firm, with the Government having cancellation privileges after 10 years. DELINEATED AREA: Salem, Oregon All expressions of interest submitted by brokers/agents must be received by June 30, 2009. Expressions of interest should include the following: 1) Building name and address 2) Rentable square feet and rentable rate per square foot 3) One-eighth inch scale drawing of existing space offered - including method of measurement used to determine rentable square feet 4) Common Area Factor(s) for available space by floor, if applicable 5) Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only.
