- RECOVERY ACT- Renovate Dorm 768: INTERIOR RENOVATION: Interior repairs/upgrade shall include, but is not limited to: Fur out/finish walls in stairwells, corridors, and other common areas to conceal exposed conduit/wiremold. Replace all vinyl wall coverings in hallways and common areas. Provide vinyl chair rails. Demo and replace all walls and ceilings as detailed in the drawings. Patch and paint all existing exposed gypsum board walls throughout the building. Replace damaged floor covering in kitchens with sheet vinyl flooring. Add shelving in storage closets. Replace/paint handrails in center stairwell. Paint handrails in end stairwells. Replace doors as scheduled in drawings. Replace ceiling tiles in first and third floor day rooms and remove ceiling fans. Replace all showers and tile floors/wainscots in bathrooms. Replace all carpet floor coverings throughout the building. Paint bathroom and lavatory areas. Replace stair treads and carpet on all landings (1st, 2nd, and 3rd floors) in the middle of the dorm. Upgrade the end stairwells to include patching of wall cracks and paint walls and ceiling. Provide for new stair treads/risers and floor/landing finishes in the end stairwells. Replace all sinks and base cabinets in all resident rooms. Replace bathroom exhaust fans with new combination exhaust/ heat fan unit in each bathroom. Replace/add exhaust fan, replace tile, paint walls, replace utility sink in the utility room. Provide for mechanical ventilation in first floor vending room and first floor laundry room. Replace all interior light fixtures. Provide dimmer controls where specified. Remove and reinstall existing CCTV system in common areas as required to complete repair work. Install new DDC Control System to include All labor, materials and equipment necessary to provide DDC (Direct Digital Control) system for new mechanical, as per construction documents. Upgrade/replace HVAC system to provide new 4-pipe system. Replace all existing heating and chilled water piping and control valves. Provide new fintube units to replace existing units and replace existing damaged fin tube covers. Provide for individual thermostatic control in each living space. Upgrade fire alarm/suppression system to comply with current codes. Replace all smoke detectors throughout the facility. Provide new addressable fire alarm system. Replace existing narrow band model BT-2-4 alarm transmitter. MOLD REMEDIATION: This work element includes but is not limited to all work required to remediate up to 5000 square feet of mold. This work element includes all work plans, training, sampling, inspection, containment, special equipment, etc required to remediate mold. Remediated area to be measure by total surface area covered with mold. FIRE SUPPRESSION SYSTEM: This work element includes but is not limited to all work required to replace the existing fire suppression system. This includes the demolition and replacement of all CPVC piping with steel piping, fittings, pipe hangers, earth quake bracing, sprinkler heads, escutcheons and other incidental items required for a complete and usable system. The existing fire riser is to remain. The contract drawings are diagrammatic and the contractor will be responsible for the preparation of all shop drawings and hydraulic calculations. These must be stamped by a registered Professional Engineer, competent in fire protection. DOMESTIC COPPER WATER PIPING REPLACEMENT: This work element includes but is not limited to all work required to inspect and repair all damaged domestic water piping. This item is to include the inspection and testing of the existing system and the replacement of all damaged or leaking piping to include fittings, anchoring, and incidentals. This work item includes any additional patching back of any wall material removed to repair and inspect the piping. ROOFING: This bid item includes all costs to provide new continuous metal bar style snow stops on roof eave edges and the replacement of gutters, soffit, vertical roof panels and downspouts. This bid item includes all other incidentals required to complete the roofing repairs to include fasteners, clips, and removal and replacement of other items necessary to complete this work EXTERIOR WINDOW AND DOOR REPLACEMENT: This work element includes but is not limited to all work required to remove the exterior windows and doors and the installation of new blast resistant windows and doors. This bid item includes all other incidentals required to complete the window replacement. EXTERIOR SITE WORK: This work element includes but is not limited to landscaping and sidewalk replacement. This includes the demolition and replacement of damage sidewalks. It also includes all work required to add foundation landscaping to include the addition of rock landscaping, concrete mow strips, plant material and modification to the lawn irrigation system. EXTERIOR RENOVATE: This work element includes but is not limited patching and recoating of the exterior EIFS system and all work incidental to the installation of new 4" split faced CMU veneer wall sections as detailed in the drawings. Re-stain exterior CMU block to match existing color. This work item also includes the replacement of all the exterior light fixtures. The replacement of handrails around mechanical/boiler room access areas and the installation of a guard over the opening in concrete above mech. room entrance door are included in this bid item. This bid item includes all other incidentals required to complete the work items listed in this section. WINDOW BLINDS: This work element includes the installing of new mini-blinds as specified in this contract.
