- Map of Delineated Area SUMMARY REQUIREMENT: The General Services Administration (GSA) desires to lease approximately 3,203 rentable square feet of office and related space, yielding 2,785 ANSI/BOMA Office area (formerly usable) square feet of existing modern office space, together with 10 reserved parking spaces for Government vehicles adjacent to the building, as well as 15 spaces for employee and visitor parking. BUILDING REQUIREMENT: The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office or flex/light industrial setting. The space should be contiguous on one floor with the potential for efficient layout. Ground floor space is preferred, with two separate entrances. The requested space must be fully serviced, and in a building capable of being altered to meet the Government’s needs and security requirements as well as the Government’s requirements for fire and life safety and handicap accessibility. LOCATION / DELINEATED AREA: The building offered must be located in Albuquerque, NM, within the following boundaries: North: Paseo del Norte East: Tramway Blvd. South: Central Ave. West: San Mateo Blvd. LEASE TERM: The term is for ten (10) years, five (5) years firm. Expressions of interest should include the following: Building name and address. Floor plans of space offered. Confirm BOMA method of measurement, usable yield for available space by floor, and building common area factor. Name, address, and telephone number of individual to be contacted. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. Authorized contacts: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the GSA.
