Description
Delineated area in Miami, FL The U.S. Government is seeking to lease 22,853 ANSI/BOMA office area square feet of contiguous office and related space in Miami Lakes, Florida. The space should yield approximately 27,081 rentable square feet of contiguous office space within the following delineated area: DELINEATED AREA: NORTH: NE 5 th Street EAST: Biscayne Bay SOUTH: Miami River WEST: I-95 REQUIRED: Contiguous space which meets GSA lease criteria and has handicapped accessible elevator service to the office floor is required. Narrow or oddly shaped configuration will not be considered, nor will space with column spacing less than 20 feet. Two reserved parking spaces are required with additional parking and access to public transportation within a three-block radius. On-site parking shall be in accordance with the local ordinance. Space must be located in an office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. The site must be located outside the 100-year flood plain. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. Space must be ready for occupancy no later than August 1, 2010. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
