Description

The attached is solicitation SAQMMA09R0026A including attachments is for Commercial Facilities Management Services. The Contractor is responsible for the operation, maintenance, repair, preventive maintenance, installations, and alterations of the building equipment and systems; plumbing, mechanical, electrical, fire alarm, energy management, and building architectural systems; buildings custodial services; pest control; landscaping and grounds maintenance; trash removal and recycling; snow removal; and reimbursable building alterations in accordance with Section C. The contractor will be expected to actively participate in third party management system certification programs pursued by the Department of State. Such programs may include US Green Building Council Leadership in Energy and Environmental Design for Existing Buildings Operations and Maintenance (LEED EB O&M), the Occupational Safety and Health Administration’s Voluntary Protection Program (VPP) and the Environmental Protection Agency’s Performance Track Program.. The contractor will be expected to conform to Department of State policy requirements defined in the Environmental Health and Safety Management Systems Program Manual, the Affirmative Procurement Plan and the Sustainable Building MOU. The Contractor shall provide all management, supervision, labor, materials, parts, supplies, equipment, administrative services and subcontract services (except as specifically designated as provided by the Department of State); and shall plan, schedule, coordinate and assure effective and economical completion of all services and deliverables required herein. See SECTION C EXHIBIT 6, Milestone Chart for Contractor deliverables. The Contractor shall not perform maintenance or repairs to the security systems; occupant data and telephone equipment or systems; occupant copier and/or fax machines and computer related equipment
