Description
Deteriorated Roof Leaks - - - S O W The existing roofs of the cafeteria have developed numerous cracks which constanly leak and damage occupied spaces below. These are areas on the roof where water migrates to the edge of the roof at the parapet wall creating bubbles. The surface aggregate of both roofs has washed away and crickets have not been properly installed to direct water to scuppers. The existing parapet metal caps are not properly secured and sealed. In some areas the metal caps have been screwed to substrate hindering expansion and contraction movement. Numerous attempts were made to correct leaking probelms without success. Recommendations: 1. Remove the existing roofing material, insulation, flashing, counter flashing and parapet caps. 2. Install new mineral board and rigid insulation of R38. Provide tapered insulation to provide positive drainage to scuppers. Install new single ply as follows: approximately 25,000 SF Energy Star high reflectance and high emissivity, scrim-reinforced, thermiplastic ployolefin (TPO).60 inch nominal thickness. Provide tapered insulation to achieve positive slope to perimeter gutters. Remove and replace all flashing and counter-flashing in teh affected areas (12" wide x 1,1130' long). All work to be accomplished in accordance with the NRCA. Provide roofing manufacturer's standards 20 year warranty. 3. Provide flashing and counter flashing at the perimeter of the roof. Flashing, as recommended by roofing manufacturer, to extend on the side and over the paraper walls. Install snap-on pre-finished metal cap. 4. Provide control and expansion joints whre required. 5. Wind roof design (150) shall meet applicable local and national codes. Roof area is approsimately 25,000 SF Buidling perimeter is 1,130 linear feet. Walk-Thru is scheduled for Wednesday, March 25th,2009 at 10:00 a.m. If needed, site visit will be done by APPOINTMENT ONLY and NO VISITS after March 27th, 2009.
