Description
EXPRESSIONS OF INTEREST SOUGHT The U.S. Government currently occupies office and related space in a building under lease in Gainesville, Florida that will be expiring August 31, 2009. The Government is seeking to lease approximately 3,916 contiguous rentable square feet of office and related space and 27 reserved, onsite, paved parking spaces. The rentable space must yield a minimum of 3,560 contiguous ANSI/BOMA office area square feet (OASF). The lease term requirement is for 5 years, with a 5-year renewal option, and must include the right to terminate at any time after the first year with 120 days written notice. First floor space is preferred. All utilities, janitorial service, lawn care, maintenance services, tenant alterations and off-street parking are to be provided as part of the rental consideration. In addition, the space must meet the requirements of the Architectural Barriers Act Accessibility Standard (ABAAS) and will not be located in a flood plain. The space must be available for occupancy within 60 days of award. Due to time constraints, THE GOVERNMENT WILL NOT CONSIDER BUILD TO SUIT. The delineated area is: North: US Hwy 441 at junction with NW 43 St West: NW 43 St from junction with US Hwy 441 to NW 53 Av South: NW 30 Av East: US Hwy 441 Other applicable requirements include: • All space shall be controllable and securable from other building areas. • Access to space shall be provided 24 hours per day, 7 days per week. • Space must meet or be adapted to meet IT and server wiring specifications. • Parking: 25 on site paved parking spaces and area to accommodate large trucks, horse trailers, etc. • Offered space must qualify or score as an Operating Lease. The Government will not enter into a Capital Lease agreement. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any • Date of space availability • Method of rentable space measurement • Building ownership information • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • List of building services provided The Government’s decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
