- U. S. GOVERNMENT SEEKS EXPRESSION OF INTEREST FOR OFFICE SPACE RAPID CITY, SOUTH DAKOTA 7SD2047 The General Services Administration (GSA) seeks expressions of interest from owners and authorized agents of existing commercial office and related space. The Government presently occupies, and is seeking interest for 7,582 ANSI/BOMA Office Area square feet (approximately 8,719 rentable square feet) of office and related space along with thirteen (13) total reserved parking spaces including one (1) on-site parking space and twelve (12) parking spaces on-site or within two (2) blocks. The office shall be first class office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. The Government will consider relocation only if a move is economically advantageous and will consider agency mission requirements, the cost of moving, alterations, etc. when deciding whether it should relocate. Occupancy would be required by October 1, 2009. This advertisement is not a basis for negotiation. The Government reserves the right to reject any or all expressions of interest and give consideration to properties other than those offered in response to this advertisement. LOCATION: Offered space must be within four (4) blocks of the Federal Courthouse in Rapid City, SD. REQUIRED: Tenant alterations are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety and handicap accessibility. Additionally, various security enhancements shall also be required. Amenities of retail shops, banks, and restaurants shall be available within 2 miles from the building. Space may not be located near the following: U.S. Attorney, USMS, U.S. Probation, Pretrial Services, Bureau of Prisons and any other law enforcement agency as described in 18 U.S.C. 1114. TERM: The lease shall be for a term of ten (10) years, five (5) year firm term. OWNERS & AGENTS: This is an expression of interest for available space, NOT an invitation to bid.
