- Additional information and requirements for the project. USCIS- Salt Lake City 9UT2049 The United States Government seeks to lease office and related support space consisting of approximately 23,883 rentable square feet in Salt Lake City, Utah. The space should yield a minimum of 20,768 ANSI/BOMA usable square feet. Four (4) secured and covered parking spaces must be available on-site for government vehicles. In addition, 122 public parking spaces should be commercially available on-site or within a walkable quarter mile of the space offered. Satisfactory public transportation (bus and/or light rail) must be available within a walkable half mile of the space offered. The proposed space must be located within the following delineated area: North: One mile north of I-80 from 5600 West to State St. South: State Street East: 9000 South West: 5600 West First consideration shall be given to offers for space in the Central Business District (CBD), provided they are within the competitive range. The boundaries of the CBD are Salt Lake City's "D-1" zoning designation(s). Notwithstanding the eastern boundary noted in the delineated area, all of the CBD "D-1" zoning designation is included in the delineated area. Executive Order 13006 does not direct the Government to sole source under the Competition in Contracting Act (CICA). Buildings or sites on the Historic Register, eligible for the Historic Register, or within a Historic District within the delineated area are encouraged to offer. The term of the proposed lease is Fifteen (15) years, ten (10) years firm. Occupancy is required 560 calendar days after lease award. Fully serviced leases are sought. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Offered space must allow for effective layout. One to two story locations will be considered:17,400 usf ground floor and another 3,400usf on second floor, having secure vertical circulation. A loading dock area with an overhead door must be available with the offered space for the receipt and pick-up of pallet sized loads. The dock area and adjacent truck loading/unloading area can be at the same grade as the space offered. The offered space must meet the Government requirements for Fire, Life-safety, and Handicapped Accessibility. At a minimum this project shall obtain LEED Silver certification for Commercial Interiors. (LEED-CI). SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF). • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Common Area Factor used to determine the RSF. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission GSA Leasing Contracting Officer: Tammy R.
